Ranbir Kapoor has leased his former 2460 sq ft Vastu apartment in Pali Hill, Bandra West, to Aditya Shukla for five years at Rs 11 lakh a month.
Bollywood actor Ranbir Kapoor has leased out his premium apartment in Bandra West, Mumbai, for a monthly rent of ₹11 lakh, according to property registration documents accessed through Zapkey.
The apartment is located in the Vaastu Building in the upscale Pali Hill area of Bandra West, one of Mumbai’s most expensive residential neighbourhoods. The leave-and-license agreement was officially registered on May 19, 2026.
The deal adds another chapter to Ranbir Kapoor’s growing real estate activity, which has remained in focus in recent months.
The apartment is spread over 2,460 sq ft and is located on the seventh floor of the Vaastu Building. Ranbir Kapoor had purchased the property in 2016 for ₹35 crore.
The home is known for its stylish interiors and was reportedly designed by Gauri Khan. The apartment had earlier attracted attention because of its prime location in Pali Hill, a popular address among celebrities and business families in Mumbai.
Property documents show that the apartment has now been rented out to Aditya Shukla for a period of five years.
As per the registered agreement, the apartment has been leased for five years at a starting monthly rent of ₹11 lakh. The agreement also includes a 5% escalation clause, which means the rent will increase over time during the lease period.
The tenant has also paid a security deposit of ₹45 lakh as part of the transaction.
Luxury rental demand in Bandra West continues to stay strong, especially in premium buildings in areas like Pali Hill, where high-value lease transactions are common.

Ranbir Kapoor has also been in the news recently for another major real estate investment. The actor recently bought a 2,134 sq ft land parcel in Ayodhya at ‘The Sarayu’, a premium plotted development by The House of Abhinandan Lodha.
The land deal was valued at around ₹3.31 crore. The project is spread across 75 acres on the banks of the Sarayu River and will include a clubhouse, more than 35 lifestyle amenities, and a five-acre fully vegetarian luxury hotel operated by The Leela.
With this, Ranbir Kapoor continues to expand his real estate portfolio across different cities.
Apart from property investments, Ranbir Kapoor is also preparing for his upcoming film Ramayana, where he will play Lord Rama.
The two-part film is reportedly being made on a budget of ₹4,000 crore. The cast includes Yash as Ravana, Sai Pallavi as Sita, Sunny Deol as Lord Hanuman, and Ravi Dubey as Lakshman.
As Ranbir balances films and investments, his recent Mumbai rental deal highlights the continued value of celebrity-owned luxury homes in the city’s premium property market.
